The Yamuna Expressway Industrial Development Authority (YEIDA) recently made headlines by selling nine prime land parcels to developers for high-end residential projects near the upcoming Noida Greenfield International Airport. This sale generated an impressive revenue of approximately ₹1,034 crore, signaling a shift towards luxury housing in the region.
Key Land Sales and Future Development
Out of the nine plots, YEIDA allocated a 16,188-square-meter housing parcel in Sector 18 to Splendor Landbase for ₹55.5 crore. The remaining eight plots, located in Sector 22D, fetched significant investments from major real estate developers. These include Eldeco Sohna, Gaursons, Arihant Buildcon, Purvanchal, and others, with plot sizes ranging from 20,235 to 48,564 square meters. The total reserve price for these plots was around ₹970 crore, but competitive e-auctions pushed the final revenue 30% higher.

Premium Housing Hub on the Rise
Sector 22D, positioned along the Yamuna Expressway, is emerging as a premium housing hub. Realty experts compare its future growth to that of Noida’s Sector 150 or Ghaziabad’s Indirapuram, both known for their upscale residential developments. As demand for luxury housing continues to rise in the Noida region, particularly near the international airport, developers are expected to launch high-end projects to maximize returns on their investments.
However, YEIDA’s Chief Executive Officer, Arun Vir Singh, emphasized the authority’s commitment to affordable housing. Singh confirmed that it will be mandatory for developers to allocate at least 15% of their projects to affordable housing units, ensuring that middle-class buyers are not left behind in this wave of luxury developments.
Strategic Location and Demand Surge
The Noida region, particularly the stretch along the Yamuna Expressway, is witnessing rapid urbanization. This area offers vast land reserves with world-class infrastructure, making it an attractive destination for developers aiming to cater to both premium and affordable housing segments. The close proximity to the upcoming Noida International Airport adds further value to the region, driving interest from both realtors and homebuyers.
Dinesh Gupta, Secretary of the Confederation of Real Estate Developers Association of India (CREDAI), highlighted the growing demand for quality housing near the airport. “With the infrastructure and connectivity improving rapidly, realtors are eager to invest in this region to meet the rising demand for premium housing facilities,” Gupta stated.
Conclusion
The sale of these land parcels marks a significant milestone for the Yamuna Expressway region, positioning it as a future hub for luxury housing developments. With a blend of premium and affordable housing options, the area is set to attract both high-end buyers and middle-class homeowners, driven by the area’s strategic location and robust infrastructure.
